Strategic locations
We buy where a suburb or a town is already working, where the school, the shops and the transport are within walking distance, rather than where land happens to be cheap.

Approach
Five principles and five stages. The same on a ten-lot subdivision as on a hundred and fifty-five.

01How we develop
None of this is unusual. Doing all five on every site is the part that takes discipline.
01
We buy where a suburb or a town is already working, where the school, the shops and the transport are within walking distance, rather than where land happens to be cheap.
02
Lots are set out to the fall of the site and the northern aspect. At Malua Bay that meant terraced benches; at Waverley, nineteen lots each holding the valley view.
03
Open space, a through road, and a walkable relationship to what already exists. New streets should join a town rather than sit beside it.
04
Feasibility before sentiment. Every project has to stand up on its own numbers before we take it to approval.
05
Land planned properly holds its worth. We build for the second owner as much as the first.
02Process
Five stages, on every site, whether it carries ten lots or a hundred and fifty-five.
00
Places anywhere in Australia with real amenity and housing supply that has not kept up. We look at the location before we look at the parcel.
01
Topography, services, zoning, flood and bushfire. What the site can carry decides what gets drawn, not the other way around.
02
Layout, road reserve, open space and lot mix, taken through development application with the consent authority.
03
Civil works, services and titles. Stage by stage, so buyers see progress instead of promises.
04
Streets that fill, lots that resell, a town that absorbed the growth. The measure is how it reads in ten years.

Site acquisition
Everything above starts with a parcel and a conversation. Send the address, the zoning and whatever due diligence already exists — anywhere in Australia — and we will tell you honestly whether it works.
