Capability

Residential

Every development in the Reliance portfolio is residential. Serviced lots, subdivisions and completed townhouses, in communities across Australia.

01Approach

Housing isa supply problembefore it isa design problem.

Across Australia, established communities are absorbing growth that their land supply was never planned for. That is where Reliance works: suburban parcels through to developments large enough to carry a masterplan.

We buy sites that need planning effort before they can carry housing: contour, services, zoning, approvals. Then we take them through. It is slower than buying englobo land in a growth corridor, and it produces neighbourhoods that sit inside existing communities rather than beside them.

The result is housing where people already want to live, delivered at a scale the surrounding area can absorb.

02What we hold to

Five decisionsthat shapeevery estate.

01

Choosing the location first

The parcel matters less than what surrounds it. We look for suburbs and towns with schools, shops and transport already in place, where housing supply has not kept up.

Wingham: lots within walking distance of the shopping centre, showground and Manning River.

02

Planning to the site

Fall, aspect and existing vegetation set the layout. A subdivision cut against the contour costs more to build and lives worse afterwards.

Malua Bay: twenty-five townhomes terraced across benches following the natural fall.

03

Housing diversity

A single lot size produces a single kind of household. We plan for a range, from compact serviced lots to three-bedroom townhouses.

Kingston: fourteen three-bedroom townhouses. Wingham: lots from 500 m² to 640 m².

04

Open space that gets used

Parks positioned where people walk, not left over at the edge of a plan.

Malua Bay: a shaded pocket park at the centre of the community.

05

Staged delivery

Releasing in stages keeps civil works, titles and sales in step, so buyers can plan around real dates.

Burpengary: 155 lots delivered across five stages. Waverley: two stages, both now delivered.

03Delivery

New kerb and road construction at the Waverley subdivision in Launceston, Tasmania

Kerb, services, titles.

Civil works are where a subdivision is either delivered or delayed. We stage them so each release settles before the next one opens.
